Pick your unit type and walk it room by room. Each item tells you what to look for.

Take a photo, circle the problem and add a short note. It saves on your phone, even with no signal.

What to check before handover.
These are the areas where snags turn up most often in new apartments and villas. Take your time, use daylight, and test everything that moves, opens, drains or switches on.
Doors and windows
Open and close every door and window fully. Check that each one latches and locks, that gaps around doors are even, that sliding doors run smoothly on their tracks, and that seals and handles are fitted.
Tiles and grout
Look along floors and walls in raking light for chipped edges, hollow-sounding tiles (tap them with a coin), lippage between tiles and gaps or cracks in the grout, especially around showers and vanities.
Paint
Check walls, ceilings and frames for drips, roller marks, patchy coverage, paint on fittings and hairline cracks. Look from a low angle with the light behind the surface.
Plumbing
Run every tap hot and cold, flush every WC and fill each basin and shower tray to see it drain. Look under sinks for drips and check that silicone is complete around sinks, baths and showers.
Electrical
Switch on every light and test each socket with a phone charger. Look for missing faceplates, loose switches and exposed wiring. Exposed wires are a safety issue: report them straight away.
Air conditioning
Run the AC in every room. Check that each unit cools, that the thermostat responds, that grilles are aligned and that nothing drips from the units or the ceiling.
Balcony
Check the balustrade is firm, glass panels are undamaged, the floor falls towards the drain, the drain is clear and the sliding door track is not scratched or bent.
